Rainwater goods Risk Assessment

Guttering and downpipe connection

A comprehensive Risk Assessment for fitting rainwater goods.

Rainwater goods are essential components installed on the exterior of a building to efficiently collect and drain rainwater, safeguarding the structure from potential damage caused by moisture. This system encompasses various elements, including gutters, downpipes, and complementary components such as hopper heads, gully drainage systems, and rainwater harvesting systems.

Gutters are strategically positioned along the eaves of the roof, designed to channel rainwater as it cascades off the roof surface. They serve as the first line of defence against water infiltration, preventing it from pooling near the foundation or flowing down exterior walls.

Downpipes, also known as vertical soil pipes, connect directly to the gutters and are responsible for directing the collected rainwater down to the ground or to a drainage system. These pipes often feature a network of elbows and connectors to ensure a seamless flow of water away from the building structure.

Hopper heads, which serve as junction points, facilitate the connection between the gutters and downpipes. These components are essential for collecting rainfall from a broader area of the roof and directing it into the vertical pipes, ensuring efficient water management.

Additionally, below-ground drains or collection points—such as soakaways or storm drains—play a crucial role in the ultimate discharge of rainwater, either directing it to the local drainage system or allowing it to be absorbed into the ground, thereby preventing surface runoff.

Other components that integrate with the overall rainwater goods system include fascia boards, soffits, and flashings. Fascia boards support the ends of roof rafters and provide a finished look, while soffits cover the underside of the eaves, contributing to ventilation and aesthetics. Flashings are installed in vulnerable areas, such as roof joints, to direct water away from critical areas and prevent leaks.

The importance of rainwater goods cannot be overstated; they play a crucial role in protecting the building fabric by preventing water from running down walls, which can lead to structural damage, mould growth, and material deterioration. Properly installed and maintained rainwater goods ensure the longevity of a building by managing rainwater effectively and minimising the risk of water-related issues.

Some sample text from this document reads:

'Falling from height (ladders)'

• Serious or fatal injury could occur if a worker falls from a height

• Non-access ladders should be used in conjunction with ladder stays, a securing device or a person footing the ladder

• Access ladders should be extended one metre above the platform

• Ladders in good condition, placed on a firm surface, and have a pre-use check before use and a thorough visual check every six months

• The ladder is used at the correct angle of 1 in 4 or 75°

• Avoid overreaching and ensure the belt buckle remains between the ladder stiles with both feet on the same rung.'
